Yeah, sounds like he's heard about the scams invloving cashier's checks that
seem real until 3 weeks later when they come back from the origninating bank
as frauds.  So he's as worried about you as you are about him, sounds like
equal bargaining positions :-)

Ask him if he will take a postal money order or travelers checks.  Since you
pay for these ahead of time, the cash is already out of your account and
they are as good as cash. It will cost you a bit in service fees of course.
Another solution is  a wire transfer. You may be able to set it up ahead of
time with your bank such that you call and release the funds, they are wired
to his bank and they verify that the funds have been received.
