Not always that simple.  In my county, easements are not recorded with
the title.  An easement agreement is held by the two parties.  If when
you buy a parcel of land the seller doesn't turn over their copy of the
easement, you'll have no knowledge of it.  

In my county, the only way to find the easements is to contact every
likely holder of one, and hope that they can find their copy, and send
it to you.  A separate easement folio of easements is kept by the
county, but it was only instituted several years ago, is not actively
updated by the clerk, and only information provided to them is entered.

Which then makes adverse possession an interesting game.

The title search should have disclosed that.  either his title company
didn't do 
a good job, or else he didn't pay attention.
