By now, I see that you have received lots of advice. But, that should not deter
me.
I built most of my own garage in 1988. In Connecticut dollars, it cost about
12k
for 20' wide by 36' long garage. It has a 10 pitch roof to provide storage
overhead, complete with a floor. Ceiling height below is just under 9 feet,
which in retrospect, isn't enough. It has a 16' overhead door, installed by a
local door company, a walk through door, and 6 double hung windows on the main
floor. There are two windows in the gable ends. I wasn't allowed to use a slab
in this location, so it has a foundation with a 4" poured concrete floor.
I built all the walls, 2x4 framing, and the deck for the second floor. By the
time I got to framing the roof, I felt it was too big a project to tackle alone,
so I hired a guy to frame and sheath it for $900. I paid for the materials
separately. I also hired a roofer to put shingles on. $400, same deal on
materials. I made an imitation board and batten siding out of 1/4" plywood over
1/2" OSB sheathing.
It was a lot of work, but with watching the home shows, and reading some books
on
framing, it wasn't very difficult. Time consuming, but not hard.
I just built a 10x16 shed and discovered the advantage of using T-111 siding for
a combination sheathing and siding. This saves considerable work and probably
money in raw materials. The T-111 certainly costs more than OSB, but
eliminating
that siding step is a big advantage, I think.
Another suggestion: if you do plan to do some or all of your framing, invest in
a
pneumatic framing nailer. I bought a reconditioned one from HF for about $120
before I built the shed. BIG difference between that and the work on the
garage. fast and easy.
Write me off list if you'd like pictures.
