Because you can see all the street level access points easily.
You can determine which entry/exit points are within the line of sight of a
neighbor.
You can, in advance, see whether there are secondary exit routes if someone
intervenes. You can see whether there are good spots in the house to use as
lookouts.
You can see secondary roads for where you'd park th car withou being in plain
view of anyone.
You can see which cars are typically in nearby driveways. If they are not
there when you case the place, chances are your number of witnesses has been
reduced.
