If I were putting up a new shop:

the usual wiring, air supply etc.
definitely a compressor room, and utility room for degreasing parts.
paint booth, heated, with lots of light and ventilation.
sink, washer and dryer for the shop towels, detail towels, overalls etc.
cabinets with doors to keep out dust, dirt and curious kids, parts and
supplies in.
perimeter lighting to minimize the need for trouble lights.
"I" beam with a trolley for lifting motors, or bodies.
curtains that can be pulled down to block off an area when cutting,
grinding, or welding.
enough space to work on a chassis, a body, and a motor.
vintage Coke machine filled with your favorite beverage, and a few
comfortable folding chairs.
