You need to look for a commercial opener. I have about 10 in my building
and $2k isn't a bad price installed. Most of mine are Chamberlain
LiftMaster Professional, Medium Duty. They usually have dual one piece
rails. Most don't have the bells and whistles that home openers do but
they're made for heavier loads and more frequent use. From what I can see
they'll be over $1000 for the basic system, plus parts specific to your
installation. Rails for a 12' door will have to be truck freighted
straight to you so that'll add $$$s too.
Commercial garage doors are something I just call the professionals for.
