Sorry if this seems to be too obvious, but if it is indeed steam from
condensation, you need to prevent your exhasut from rusting out prematurely
from the inside. If you don't run the car often, stuff a clean rag into
the tailpipe after it's had a few minutes to cool down to keep new
condensation from forming, and certainly over the winter months if you're
storing the car.
